Roof Replacement or Repair? A Homeowner's Guide for Houston's Climate

The question we get asked more than almost any other

After a storm, or when a homeowner notices a stain on a ceiling, the first question is almost always the same: "do I need a whole new roof, or can this be patched?" It's a fair question, and the honest answer is: it depends on more than most homeowners realize, and it's worth understanding the factors before anyone gives you a quote.

When repair is genuinely the right call

  • Damage is isolated to a small, specific area — a section of missing shingles after a storm, for example, rather than widespread wear

  • The roof is less than roughly 10–12 years old and otherwise in good condition

  • There's no evidence of underlying decking damage or widespread granule loss across the whole roof

  • The issue is a flashing failure around a chimney, vent, or skylight rather than the roofing material itself

When replacement is the honest recommendation

  • The roof is approaching or past its expected lifespan for its material (roughly 20–25 years for standard asphalt shingles in our climate, longer for tile or metal)

  • Damage is spread across multiple areas rather than isolated to one section

  • There's evidence of decking (the wood layer beneath the shingles) that has been compromised by long-term moisture

  • You've already repaired the same roof more than once or twice in a few years — at a certain point, repeated repairs cost more cumulatively than one properly done replacement

Why Houston's climate makes this decision different than it would be elsewhere

Intense UV exposure, high humidity, and Houston's history of significant storm events all accelerate roof wear compared to milder climates. A roof that might last 25–30 years in a drier, cooler region often shows meaningful wear by year 18–20 here. That's not a reason to panic about a newer roof, but it is a reason to have a real inspection rather than guessing based on age alone.

What a legitimate inspection actually involves

A proper roof assessment includes checking the shingles or roofing material itself, the decking underneath where accessible, flashing around all penetrations (chimneys, vents, skylights), and the attic from the inside for any signs of water intrusion that haven't yet shown up as a ceiling stain. If a company quotes you a full replacement without ever getting on the roof or into the attic, that's worth a second opinion.
